Our tenancy application fee for the first tenant is £225, (£275 for non-EU applicants) £75 applies to any additional tenant or guarantor. Fees are non-refundable and applications must be completed within 3 working days. The application fees are non-refundable, you must declare if you have had any previous adverse credit before applying.
A £25 late payment fee will apply should a rental payment be more than 3 days late.
Should a tenant continue beyond their initial fixed term tenancy on to a Statutory Periodic Tenancy i.e. a rolling monthly extension, we do not charge a fee.
At the end of your tenancy any cleaning and repairs are charged directly from the contractor, we DO NOT receive any commission or benefit from the contractor and would much prefer that the property is simply left clean. Should the property be left deliberately in a poor state a charge of £75 may be applied to help towards the time and administration required in resolving the issues.
All pricing includes VAT at the current rate of 20%; if comparing our pricing with other agents please check whether they quote inclusive or exclusive of this.
Our fully managed service is priced at 10%, a set up fee of £375 applies for a new tenancy, there are no hidden fees or costs. This includes full written and photographic inventory, all tenancy paperwork and moving in/out of tenants. It is a fully inclusive service. We do not charge a fee to renew a tenancy or add any commission to repairs needed during the tenancy.
Should you wish to self manage your property but require assistance in sourcing the tenant, our let only service is priced at £475. Compilation of a written and photographic inventory will cost £75. Additional insurance services are also available if required, we do not push or hard sell, simply choose what you feel would benefit you most.
