Prepare the request for information (the ‘brief`)
Take time at the outset of the process to discuss and set down exactly what you want from the new managing agent. This important work begins with a clear understanding of your development: consider what`s important to your site; the make-up of the leaseholders and residents, and the sort of relationship you want with a managing agent.  As part of the brief you should set out the services you require. These are likely to include: financial (service charge accounting, collection and recovery); leaseholder relations (including attending meetings, communications); repair and maintenance; legal representation; landlord and tenant advice; and providing support to the board. Some managing agents will offer a pick and mix type approach if you don`t want to outsource it all. If you`re not sure what to include, this helpful guide from ARMA (the Association of Residential Managing Agents) sets out examples of the services you might want the managing agent to provide.

Cost is of course an important consideration, so ask each agent to set out their fee structure and approach to commissions from services such as insurance. You will want financial transparency from your managing agent but you must also be honest with them. Set out clearly any problems that they might be inheriting and ask them how they would resolve them. This will also give you a chance to understand both their knowledge and their customer service.

2. Draw up a long list of potential managing agents
This research element is arguably the hardest part – how do you go about finding ‘good` managing agents? As with many things, the best advice is to seek personal recommendations. Ask other residents in the block; particularly newer ones who may have had good experiences elsewhere for their recommendations. Take a quick tour of similar developments in your locality; talk to residents of well-managed developments and find out who they use. And, of course, there is good old Google. Search terms such as ‘property management`, ‘building management`, and ‘residential managing agent` can all help. You can also find directories on website such as Flat Living. Aim for a maximum of six managing agents to whom you`ll send your brief, with a view to shortlisting two or three.

3. Send the brief to the long list of managing agents
Send the brief to all managing agents and give them a timeline to respond. Three weeks should be sufficient.

4. Assess and shortlist
After three weeks, you should have a pile of submissions from the agents interested in managing your developments. Your aim now is to reduce this down to a shortlist of no more than three – and this can lead to interesting conversations when directors have different views and opinions! You can help take the heat out of the discussions and make it more objective by creating a scoring matrix against the questions in the brief.  Aim to get back to each of the agents within a fortnight; be prepared to give feedback to any unsuccessful agents. Invite each successful managing agent to a meeting with the RMC directors. At this stage we would also recommend you seek references from their existing customers.

5. Meet your shortlisted agents
This is the fun part – sitting down face to face with each of the shortlisted managing agents. Ensure you will be meeting with the people who will be managing your block and dealing with you on a day-to-day basis. For each meeting, work through a list of pre-prepared questions and, as with the stage before, aim to ‘score` each agent to help with your decisions. As well as clarifying any areas in their proposals, you will want to understand their approach to customer service and their values - for example, at Clear, we operate on the values of Quality, Value and Transparency. 

Talk through their approach to choosing and using contractors; do they have a contractors charter in place? Ask to see examples of their service charge demands and accounts. Can you understand them? Are they clear? Find out about their communication channels. Do they offer a portal? What are their service standards for answering calls and emails, dealing with complaints etc?

6. Speak to their customers
Ask the shortlisted agents for contact details of residents at two or three developments similar to yours. References are useful, but speaking directly to a managing agent`s existing customers will help to give you the `real picture`.

7. Make the decision!
Sit down with your fellow directors, review their proposals, their references and talk through the experience of meeting with them. At the end of the day it really is a people thing: who would you trust to look after your development as if it were their own home?

8. Contract with your chosen agent
You can talk to your solicitor for this or use one of the free template management agreements offered by ARMA, RICS, or ARHM. Regardless the size of your rental portfolio, it`s likely an opinion you`ve heard before. Put simply, it`s wrong. While the rental market still offers considerable
opportunity for proactive landlords who stay on top of ever-evolving rules and regulations, it has also changed immeasurably in recent decades.

Chiefly, a developing regulatory environment has made the job of being a landlord more challenging, requiring increased administrative processes, a more professional stance on renting
property and an ongoing awareness of how legislation can affect both your business and your tenants. Of course much of this has been driven by the seismic change in the nature of home ownership in the UK. While there may be more rental properties on the market today, the number of
tenants looking to rent continues to rise. For many, the concept of being a tenant has changed from being a short-term bridge to a permanent way of life.

The last two years in particular have seen a number of new regulatory and legislative decisions introduced that, if not fully understood, can have an impact on landlords. Last year saw a record number of government consultations on the private sector and notable changes include amendments to mortgage-interest tax-relief that will continue to be rolled out over
successive years; the introduction of no-deposit insurance; and tougher standards for landlords with four or more mortgaged properties. In the latter instance, it`s now tougher to get funding, due to stricter underwriting criteria, introduced by the Prudential Regulation Authority. It`s a trend that looks set to continue. In 2018, landlords have already seen new minimum energy effi ciency standards and banning orders come into effect. Later this year, wide-ranging changes to Houses in Multiple Occupation (HMO) will be put in place, which are likely to have signifi cant impact, as will the changes to Section 21, as decreed under the Deregulation Act.

RIGOROUS RECORD-KEEPING
`There are a number of changes that are hitting the statute books at the same time in 2018,` says Chris Horne, landlord, developer and creator of PropertyHawk.co.uk, an online resource for
landlords. `Many landlords have existed in a benign environment over the last 20 years, so these changes will come as quite a shock. Adjusting their ways of working to accommodate the new
legislation is now really important, but it will take some getting used to. Many landlords are not ‘professional`, so the increased complexity and legislation only confuses them, and also increases
the likelihood that they`ll make potentially expensive mistakes.

`The changes are driven by the increasing political power of the rental class,` he adds. `Many people now rent privately for a considerable period of time, or permanently – it`s become
the housing tenure option for a sizeable part of the population. The latest projections are that a quarter of households will rent privately by 2021, with home ownership at a 30-year low, and
that`s driving the political pressure for change.` `It`s certainly become more difficult to be a landlord
and the onus is on really keeping up with these changes,` says Tessa Shepperson of Landlord Law. `Being on top of records, processes and paperwork is now a vital part of being
successful. To be safe from any action, landlords must make sure they not only comply with every rule and regulation, but that they can prove that they comply with every rule
and regulation.`

TAX RULES
This year sees ongoing changes from new tax regulation introduced in 2017, which addressed
the way income tax is levied on rental properties. `Landlords are no longer able to offset all of their mortgage interest costs against their rental profits,` Chris explains. `It`s a big rule that landlords really need to take note of.` The implementation of new tax rules commenced in 2017, reducing the amount of mortgage interest that could be offset against tax to zero by 2020. This affects all residential properties, although landlords who hold their rental properties in a company are exempt. 
However, some higher-rate landlords, says Chris, could see `a devastating impact on their cashflow  and wider business model`. Mark Leach is a landlord with 30 years` experience. With around
80 residential tenants and some commercial properties, he`s witnessed many industry evelopments. Despite that, he points to the new tax rules as `one of the biggest problems facing landlords this year`. `Some landlords I know are considering leaving the sector altogether if interests rates continue to rise,` he says. `One method for dealing with the new tax laws is turning their
property portfolio into a limited company. Doing that means you only pay 20% corporation tax and you can put all the costs of refurbishment, building and other work against your earnings.`

ENERGY EFFICIENCY
Two key new pieces of legislation to take note of this year are new banning laws and minimum energy efficiency standards (MEES). The former, says Chris, are essentially to `root out rogue
`Some landlords I know are considering leaving the sector altogether`. It is, in some respects, the regulatory price to pay for landlords not having to pay for a landlord licence, which effectively penalises the vast majority of good landlords – not just the bad ones we all want excluded from the industry.` Do your job properly and you shouldn`t be affected by the banning laws. But the key thing to take away from this is that it`s important to avoid complacency as, according to Tessa, banning laws can unwittingly catch you out. `Yes, they are targeting criminal landlords but they are worthy of fully understanding. A simple example being that if you make a mistake related to another law or regulation and get prosecuted, you could be subject to a banning order that effectively takes your business away.`

The beginning of April also saw the introduction of minimum energy efficiency standards, aimed at private landlords in possession of properties that do not meet the lowest energy efficiency standards. The legislation makes it illegal to create or renew a tenancy in homes with EPC energy ratings of F and G. From 1st April 2020 landlords won`t be able to continue letting the property at all. This is, in many respects, easier to mitigate than other laws – for landlords it will require investment to ensure the property meets those standards. `If you wish to continue letting the
property, energy efficiency improvements have to be made to meet the minimum E rating,` says Chris. `In terms of advice and the best ways in which to do this, it`s worth noting that you`re
not necessarily expected to finance the changes yourself – you can use third-party resources such as the Green Deal and local authority improvement grants to get the property up to the
required legal standard.`

SECTION 21
Further changes to be aware of in 2018 are those made to Section 21 under the Deregulation Act of 2015. Section 21 serves as a way in which landlords can legally obtain possession of their
property from a tenant – it`s one of the most important pieces of legislation protecting landlords, providing it is served correctly.

The new rules, brought in by the Deregulation Act, which Tessa describes as `perhaps the most significant changes to be aware of this year`, have made Section 21 more complex, introducing
a number of hurdles that landlords should be aware of. `The main scenarios where this can now be an issue,` Chris says, `are if you fail to serve a Gas Safety Certificate; fail to provide an
EPC where applicable; fail to serve the How to Rent booklet; or prevent retaliatory eviction. In addition, you can no longer serve the Section 21 notice within the first four months of the tenancy,
and once it is served it only lasts six months.` To avoid, where possible, the impact of Section 21 changes, the above stipulations must be correctly put in place at the start of a tenancy; be sure to protect the deposit within 30 days, for example, and provide a Gas Safety Certificate, booklet and
accompanying paperwork before tenants move in. If there is any confusion, seek professional advice to make sure you are covered.

The new rules will make gaining possession for a landlord more complex and potentially more problematic – they also make it much easier for a well-advised tenant who is looking to make a
claim against the landlord and defend themselves. Preparation and a proactive approach are essential.

HMO LICENSING
Later this year a key piece of legislation will come into effect, bringing changes to mandatory licensing for houses in multiple occupation (HMOs), which is expected in October. Currently it
is estimated that there are 60,000 HMOs in the UK requiring a licence – that fi gure could see a fourfold increase once the new rules are in place. `Presently, only the larger HMOs – three or more storeys and fi ve or more tenants – need a licence,` Tessa explains. `In October the law is changing to widen the scope. There will be no specifi c storey requirements and all properties with five or more tenants in two or more households will be applicable.

Essentially, a lot more HMOs are going to become subject to licencing, and I see a fair few landlords getting quite a shock if they are not prepared.` The widening of the HMO laws to cover more properties means many landlords will be affected. There will likely be a grace period because of the volume of new licences it will require, but landlords that haven`t sorted their licensing
requirements – changes typically revolve around health and safety issues and similar – could face penalties of up to £30,000 and criminal prosecution.

DATA PROTECTION
While the changes discussed thus far are solely focussed on the rental market, according to Peter Littlewood of iHowz, there are wider developments that landlords should pay attention to,
namely the changes to the General Data Protection Regulation (GDPR), which was introduced in May. `Some landlords are struggling with the changes to data protection laws,` he says. `Although it is aimed at large companies, landlords have certainly been swept up in this due to the sensitive personal information they hold about tenants. We have prepared a fact sheet for our members and an appropriate privacy statement they can use, so I hope they are better prepared.`

BE A PROACTIVE LANDLORD
The nature of the rental market means that change is a constant. The key to overcoming any challenges posed by regulations discussed in this article are knowledge and actively staying up
to date with the sector. `Landlords have a responsibility to keep themselves informed,`
says Tessa. `Ignorance isn`t a defence. There are plenty of services out there to help, so be sure to keep your eye on what`s happening. 

To put it simply, if you don`t keep yourself informed you are at risk. The key to mitigating regulation changes is to be proactive rather than reactive.` According to Chris, governments generally publish consultations on such matters prior to legislation coming into effect, sometimes by as much as 12 to 18 months, meaning that the savvy landlord has access to a valuable source of information. `All landlords should consider themselves professional, as they are providing a large part of the population with their homes,` Peter adds. `Any prospective landlord needs to fully understand how to run their business.`

From a landlord`s perspective, Mark notes the importance of professional bodies and market forums as an indispensable way of keeping up to date: `We are members of the National
Landlords Association (NLA) and iHowz, both of which provide really useful and timely updates. There are also a number of landlord forums that are filled with useful information. But
aside from that, every landlord would do well to not forget that they have Google – it`s really important to stay ahead of what`s changing in the industry any way you can.`

The monthly data from the Association of Residential Lettings Agents (ARLA) shows that the number of new prospective tenants registered per letting agent branch increased from 71 in June to 79 in July, the highest level seen in 2018 so far.

It hasn`t been this high since September 2017, when there were also 79 per branch and year on year, demand is up 13% as there were just 70 prospective tenants registered per letting agent in July 2017.

The supply of available properties moved in the opposite direction to demand, falling from 191 in June, to 184 last month and on an annual basis this figure is down 4% from 192 in July 2017.

The data also shows that the number of tenants experiencing rent hikes in July was 31%, down from 35% in the previous month and year on year this figure hasn`t changed.

According to David Cox, ARLA chief executive, buy to le investors are being pushed out of the market by increasing costs and continued regulatory change, and new landlords are being deterred from entering.

Last month, an average of four landlords took their properties off the market per branch, up from three this time last year and as supply falls, competition among tenants increases, which pushes up rent costs. Almost a third saw their rents rise last month, and although this figure was down from June, it`s still far too high,` he said.

‘To put tenants back in the driving seat, we need more homes available to rent, and the only way this will be achieved is if the Government makes the market more attractive for buy to let investors,` he added.
The figures indicate that the ‘war being waged on UK landlords by the Government` is doing little to address the issues facing the private rental sector, according to Adam Male, director of lettings at Urban.

‘While numerous legislation amendments and implementations have looked to reduce the cost that the nation`s tenants are facing, penalising landlords in the buy to let sector has barely made a dent in the number of people facing a rent increase,` he said.

‘What`s more, the continued decline of properties available in the sector due to an exodus of landlords, and the highest level of demand seen this year will further tilt the supply demand imbalance and inevitably see rents grow ever higher,` he added.

Catchment areas
Living within catchment for a desirable school has never been more important. Recent news shows that almost a third of families know someone within their own social circle who has moved house in order to secure a place at a particular school. While most families sell an existing home and buy a new one, or move to a new rental property, anecdotal evidence suggests that a third group attempts to use a relative`s or friend`s address in an attempt to get the school of their choice. Needless to say, this last approach is frowned upon by local education authorities and other parents alike. Anyone found to have obtained a school place via underhand methods risks having that place taken away from their child, even where the child has begun at the school. Even a legitimate move is not guaranteed to result in a place at a particular school. Catchment boundaries are not immutable. A high number of older siblings can affect the number of places available for children without a sibling link, and new housing developments, particularly "in-fill" developments, can mean that not all children will secure a place at their catchment school. Moreover, Ofsted ratings can change and a new headteacher or high staff attrition rates can all alter a school`s profile. So, when picking where to live, how best can parents guard against these risks?

Think hard about moving into an area where there is only one very desirable school. Ask yourself if you would be happy with any of the alternatives. Make sure you have visited all the options and, when it comes to applying, ensure you use all your choices. Deciding against listing a particular school does not guarantee that your child will not be offered a place there. It also may make it more likely that you will offered a place at a school that is further away and perhaps perceived as even less desirable.

Remember that just because you are paying a premium for a property in the catchment area of a particular school, it does not guarantee that you will receive the same premium when you come to sell. It is common for sold property prices to fluctuate in line with the rise and fall (or fall and rise) of a school`s popularity.

If you cannot afford to buy the sort of property you want within a particular catchment area, consider the viability of buying a smaller property and extending it. Alternatively, on the basis that engaged and supportive parents can do much to influence their child`s educational outcome, you could accept a different school and put the money you would otherwise have spent on a more expensive home towards tutoring or extra-curricular activities.

Even if you are wedded to a particular school, do check its Ofsted history. Has its rating fluctuated over the years? Schools that have always been rated good or outstanding are statistically more likely to stay there. It`s also worth checking how long the headteacher has been in post and whether or not there is any suggestion that they are about to leave or retire. A change in leadership is one of the riskiest moments for any school.

Think about how long you plan to stay in your new home. For most people, it makes little financial sense to make a short-term purchase in an area with the sole aim of securing a place at a particular school. With the cost of moving (stamp duty, legal fees and the like) adding thousands of pounds to the average property purchase, it may make more financial sense to rent. However, do check that your child will not subsequently lose their place if you move out of catchment. Even if this is not the case, bear in mind that moving out of a catchment may affect a younger sibling`s chances of getting a place at the school. In addition, you must make sure that any rental is a genuine rental. This means that your family must move into the property. You can expect your local educational authority to request proof of any move, in the form of council tax bills and the like. Such is the demand for school places in some areas that many local authorities also initiate more in-depth investigations following any tip-offs that a family`s address change may not be genuine. 

Buy a property you can future-proof. This means choosing a property that is either large enough to meet your family`s needs or one that can be extended to do so. The ability to avoid unnecessary house moves is the best way of ensuring that you can ride out any dips in average sold property prices.

Think ahead to secondary school. It is all too easy for parents of young children to focus on primary school places, to the exclusion of secondary. 

In-year applications
If your child is already at school in one area, but you need to move somewhere else, you will need to make an "in-year" application. If you are coming from abroad, you will need a UK address before you can do this. While you can, of course, research the local schools, bear in mind that not all of them may have vacancies in the right year groups, even if you buy a house in catchment. You will need to phone your local education authority to obtain a list of schools that have vacancies. You can accept a place at one school and choose to go on the waiting list for another that is currently full. 

Private schools
Parents considering private schools usually have a different set of considerations, most of which are not related to property. However, anyone planning on turning to the state sector in the event that their child does not get a place at a particular private school needs to plan for this eventuality.

The research, from The Advisory – an independent consumer advice group for house sellers – says that internet-only agents are very reliant on the portals to find buyers.

However, it says that while Rightmove generates 52% of viewings, it generates only 36% of offers and 27% of the best buyers.

High street agents generate 48% more viewings, 64% more offers, and in 73% of cases a 5% higher sale price.

On a £250,000 sale, that translates to a loss of £12,500, claims The Advisory, if an online-only firm has been used.

The firm clarified last night that its study was looking at passive intermediaries, versus local estate agents.

The Advisory says that the average UK high street estate agency fee is 1.18% plus VAT.

However, it adds that agents could be selling themselves short – and could be charging up to 4% commission plus VAT and still achieve a better result than an internet-only listing service charging £849.

A total of 202 sales were studied, and The Advisory says it makes no claim that its findings are definitive – just relevant.

It has not clarified the number of sales that went through online or high street agents, but  yesterday evening stressed that the research was largely into ‘passive intermediary` versus ‘proactive local estate agent`.

The research was very quietly published on its own website by The Advisory in August, and has so far not been picked up by any other media.

It is part of a series of ongoing guides, the result of research over two years.

An earlier section of it queries the wisdom of sellers using online agents on the basis that professional house sellers do not.

It says that professional sellers include builders offering part exchange, corporate asset managers, and banks disposing of repossessed properties.

The research says: `Interestingly, we don`t know of any that use cheap online estate agents.

`Instead, they choose to put their sales in the hands of local, no sale no fee, high street estate agents.`

The Advisory is run by Gavin Brazg, who says that he is also a professional seller, managing a team which buys and sells houses on behalf of corporate relocation companies and developers offering part exchange.

He says that what he pays annually in estate agent fees is `not insignificant`.

However, estate agent fees are not his primary concern.

Instead he focuses on a `walkaway figure – the amount of money received from a sale after the cost of selling has been deducted`.

He says that sellers who do sell through an internet agent could be `stepping over the pounds to pick up the pennies`.

Landlords have previously been able to claim 100% Mortgage Interest Relief (MIR) for rental properties, but this year that has been reduced to just 75% with the remaining 25% of mortgage interest qualifying for 20% tax credit, as the new regime kicks in. The phased reduction, over four years, will see MIR disappear completely by 2020, with 100% of mortgage interest instead qualifying for 20% tax credit.

We have argued before and will continue to argue that thousands of landlords will pay more tax under the changes introduced in April 2017 under Section 24 of the Finance Act 2015. If your landlords clients are in a higher tax bracket, they won`t get all the tax back on their mortgage repayments, as the credit only refunds tax at the basic 20% rate, rather than the top rate of tax paid.

The change will also push many landlords with buy-to-let mortgages up a tax band, despite their income not increasing, as tax will be applied to turnover instead of profit. To cover these additional taxes landlords may increase rents for tenants and/or cut back on other expenses such as property maintenance. Some landlords will sell up altogether and leave the sector. Over the long term this will impact on the value and quality of property available. We want to see this overturned and full Mortgage Interest Relief returned. 

All tax returns filed online must be submitted by midnight on 31 January. This payment will be half of the previous year`s tax bill, with the other half due by 31 July. If landlords miss this deadline a penalty will be charged to them, even if they have no tax to pay or have already paid all of the tax they owe. Indeed, anecdotal evidence suggests that plenty of people are choosing to sit tight, pay down any existing debt as fast as possible and hold off from spending funds on big new purchases, whether those be holidays, home improvement projects, cars or property. While this is, of course, a deeply personal decision, dependent on an individual`s own financial situation and tolerance for risk, it may still be worth considering buy-to-let as a possible investment.

Property as pension
Admittedly, buy-to-let property is no longer the goldmine it was perceived to be only a few years ago. Yes, sold property prices are holding strong in many areas of the United Kingdom, quelling fears over negative equity. However, HMRC has made matters considerably less lucrative for many landlords. Changes to stamp duty and the rolling back of mortgage interest relief mean that the cost of buying an investment property has gone up just as the anticipated financial returns drop. Add stricter mortgage rules and it`s easy to see why some people are turning back to pensions. That said, is there still a place for buy-to-let investments in helping to build your pension fund? The answer is almost certainly "yes", albeit with certain caveats. If you`re tempted, make sure you remember the following points.

1. Compare the buy-to-let market with other forms of investment
This is a particularly important step if you`re new to buy-to-let investments. Ask yourself whether your money might perform better for you elsewhere. Once upon a time, high rate savings accounts almost always offered better rates of return than property investments. This is no longer necessarily the case, but property investment necessarily means tying up funds in a bricks and mortar asset that will always have the potential to fall in value before you can liquidate its capital value. Meanwhile, investing in funds or shares through an ISA offers an exemption from tax on any income earned as well as capital growth. Conversely, property provides the potential to "add value" through renovation and decoration.

2. Talk to other buy-to-let investors
Getting the insider view from other investors - particularly those with many years of experience - can make a real difference. You want them to be candid. Ask what the pros and cons are as they see them, and consider how what they say might affect your circumstances. In particular, think about what you would do if prices fell or interest rates rose and about the impact this might have on your ability to hold on to the property. Additionally, consider how you would finance any void period, when the property was without a tenant.

3. Choose the right area to buy property
Neither sold property prices nor investment potential are equal across all areas. You may need to look beyond your own area to find the right place in which to invest. Remember, too, that the "right place" does not automatically correlate either to the cheapest or the costliest. You are looking for an area with property you can afford to buy (and to maintain) and where there is a plentiful supply of suitable tenants. For some would-be investors, this might be a university city, with a constant flow of students looking to rent accommodation. Others might choose to target young professionals. Still others might prefer to rent to families. If so, it is important to look carefully at local schools, as property in the catchment of a desirable school is usually very easy to rent out. Conversely, a family property in a catchment "black hole" or in the catchment for a much less desirable school may sit empty and untenanted. Whatever demographic of tenant you choose, the probable rental yield is critical. Bear in mind that the current economic situation means you should be investing primarily for income rather than short-term capital growth. Finally, think about the practicalities. For example, if you are looking at an area that is some distance from where you live, ask yourself how you plan to arrange for the day-to-day management of the property. Will you try to do it yourself or will you use the services of a local property management company? If the latter, don`t forget to factor in the cost of doing so.

4. Check your sums - and then check them again
If you need a mortgage to buy your buy-to-let property, you must begin from the premise that a potential lender will require the rental income on the property to cover at least 125 per cent of the mortgage. Some may demand higher figures of 150 per cent. You should also expect to be required to produce a deposit that is considerably larger than those required for an owner-occupier mortgage: 25 per cent is fairly standard, but do not be surprised if some lenders ask for even more. Next, you must factor in the cost of arranging the mortgage. Again, this will be higher than for a comparably-sized owner-occupier mortgage. Once you know your mortgage costs and probable rent, you can assess whether or not buying a particular buy-to-let property should work as a viable investment. Don`t forget to allow for ongoing maintenance costs and also for possible void periods.

5. Consult an independent mortgage broker
It can be difficult to uncover the best mortgage deals out there, particularly when the products available and their applicable rates can change daily. It is, of course, possible to do the legwork yourself, but an independent mortgage broker can make the whole process much easier. They should also be able to help you decide whether to choose a tracker mortgage or a fixed-rate product. Despite the economic uncertainty, there are still some excellent fixed-rate deals around. As ever, the most competitive tend to be reserved for buyers with the largest deposits. You may also find that a property with the potential for a very good rental income may help you secure a better mortgage deal. Similarly, if you have income that is not property-related, you may also find it easier to be approved for a competitive buy-to-let mortgage product.

6. Haggle
When negotiating to buy a property, don`t be afraid to haggle in order to get the best price. In most areas, it is very much a buyer`s market at the moment. If so, as with anything, it`s easy to slip into a rut and carry on doing what you`re doing because it`s easy, comfortable and familiar. Where investing in bricks and mortar as an alternative to other forms of investment once made perfect sense, matters are no longer so clear-cut. While you may have other very good reasons for retaining your property portfolio, it makes sense to investigate whether you would see greater returns from investments in shares, funds or via an ISA investment trust. Shop around&lt;br /&gt;&lt;br /&gt;If you have no plans to give up on property investment, make sure you shop around as wisely as you might when making any purchase. This goes for all aspects of property ownership. In particular:&lt;br /&gt;&lt;br /&gt;-Mortgages: not all mortgages are created equal. This is truer than ever now that many buy-to-let mortgages come with hefty arrangement fees. A good independent financial advisor is worth their weight in gold.&lt;br /&gt;&lt;br /&gt;-Property location: if you`re planning to add to your portfolio in 2020, research the location for your new house or flat carefully. Don`t only go by sold property prices. Think about the type of people (students, commuters, young families, retirees etc.) who currently live in the area, existing and projected demand for rental properties, and whether there are any significant development plans for the neighbourhood that have the potential to affect its rental market.&lt;br /&gt;&lt;br /&gt;3. Create a niche&lt;br /&gt;&lt;br /&gt;With an estimated 4.5 million UK households relying on rental properties (figures from 2017), it can seem as if you are tapping into a captive market. However, as the frantic sell-offs of many off-plan units indicate, demand does not always match supply, particularly in large cities. Equally, it can prove tricky to attract tenants to unique properties, such as a remote rural house. However, with a little care and thought, it may be possible to carve out a niche for yourself. For example, many family renters struggle to find properties that allow pets. Of course, it`s easy to see why landlords are reluctant to allow their tenants to move in Fido and Tiddles, but there are strategies you can take to reduce the risk of pet-related damage. For instance, you could ask for a larger deposit, ensure that the contract specifies that the tenants must pay for a deep-clean at the end of the tenancy, or even take references relating to the specific pets from previous landlords. If dogs and cats are your own personal red line, think about whether you could consider allowing a tenant to keep smaller pets. Tenants with appropriate outdoor space might also appreciate permission to keep chickens although, for the sake of your relationship with any neighbours, you may wish to stipulate that a cockerel is not allowed.&lt;br /&gt;&lt;br /&gt;4. Think about your additional extras&lt;br /&gt;&lt;br /&gt;Attracting tenants in a crowded rental market can sometimes be as simple as offering something that landlords with comparable properties are not. For example, if your property has a garden, consider including the services of a gardener. Similarly, if you`re trying to attract young professionals, particularly in busy metropolitan areas, providing top-spec fixtures and fittings, such as integrated sound systems, is often a good way to get tenants through the front door. Yes, there`s a risk of damage but you can offset this to some extent through the deposit and careful scrutiny of references. And, if you`re in the market for a new house or flat, look at where demand is currently highest from your target demographic. For instance, is rental take-up highest in concierge-serviced apartments with swimming pools and gyms?&lt;br /&gt;&lt;br /&gt;5. Haggle&lt;br /&gt;&lt;br /&gt;It hopefully goes without saying that you would consider haggling when buying a new property. However, if further prompting is needed, remember that you are likely to be in a similar position to a first-time buyer: that is, you do not need to sell a property in order to buy and thus are not in a chain. This is always an attractive prospect to many sellers and not one you should throw over in a hurry. Knowing the market is just as important: for instance, if properties are staying up for sale for a long time and sold property prices are down, it is essential to factor this into your negotiations. Finally, when looking for a new purchase, it can make sense to target a property that`s being sold by an existing buy-to-let landlord. They are more likely to be hoping to cash in on capital gains than a family or other private seller who needs to make a specific sum in order to afford their onward move.&lt;br /&gt;&lt;br /&gt;6. Consider using management agents&lt;br /&gt;&lt;br /&gt;Many property investors restrict their interest to the financial side of buying and letting. Others are far more "hands on". Managing your own properties can seem perfectly doable when those properties are a stone`s throw from where you live and when you have sufficient time to deal with the inevitable queries and problems thrown at you by your tenants. However, as time moves on and circumstances change, dealing with these issues can get trickier. Perhaps your portfolio has expanded to include properties that are further away, perhaps the demands of your day job have ramped up, or perhaps you have young children or other caring responsibilities. Whatever the reason, if meeting the day-to-day management responsibilities of your properties has increased, it`s probably time to look at how else you can handle them. Management agents obviously charge a fee for their services, but this can seem like a small price when you`re not the one having to locate an emergency plumber at midnight or dealing with a tenant who has locked themselves out on a Sunday evening.</description><pubDate>Fri, 10 Jan 2020 12:00:00 GMT</pubDate><guid>https://www.stevensonwhyte.co.uk/New-Year's-Resolutions-For-Property-Investors-nw-1008.htm</guid></item><item><title>Shot term lets - should there be selective bans?</title><link>https://www.stevensonwhyte.co.uk/Shot-term-lets-should-there-be-selective-bans?-nw-1009.htm</link><description>There`s something of a conspiracy of silence over the problem of short lets.&lt;br /&gt;&lt;br /&gt;That is a stark claim but many siren voices demanding regulation of buy-to-let are quiet about short lets and their contribution to a shortage of housing, especially in major cities.&lt;br /&gt;&lt;br /&gt;I`m open to correction but there`s been little from Shelter, Generation Rent or the other campaign groups suggesting that properties increasingly used for short lets diminish the stock for long-term tenants. Likewise, MPs of all parties (with notable exceptions) and the Ministry of Housing, Communities and Local Government have been surprisingly silent.&lt;br /&gt;&lt;br /&gt;Why? I suspect there are three reasons.&lt;br /&gt;&lt;br /&gt;The first is a simple reason but, I bet, a true one: many people, especially younger ones likely to be associated with the campaign groups, use Airbnb and similar platforms to find properties for their holidays.&lt;br /&gt;&lt;br /&gt;Many of those same people will be long-term tenants and thus believe they are experts in that sector; but if they use short let platforms for a few nights away or gap years or stag weekends, it`s unlikely they`ll criticise them for fear of being exposed as hypocrites.&lt;br /&gt;&lt;br /&gt;And full disclosure here: although definitely not in the ‘young person` category, I am using a short let for the first time this coming spring.&lt;br /&gt;&lt;br /&gt;Now to our Parliamentarians. MPs (basic salary £79,468 before expenses) and ministers (who are entitled to an additional £22,475 to £75,440 depending on their post) are perhaps less likely to rent an Airbnb for a weekend - although I bet many do - but there is a different reason why they are silent on criticism of short lets.&lt;br /&gt;&lt;br /&gt;Many of their constituents, especially in tourist areas or major cities, will let a room or house for a few hundred pounds; while buy-to-let landlords have been demonised in recent years and are thus a popular target for MPs` criticisms, those same MPs are reluctant to have a pop at ‘ordinary people` for fear of losing votes and looking mean spirited.&lt;br /&gt;&lt;br /&gt;Now for the third reason why there`s relative silence over problems created by short lets - and it`s the biggest and most complicated: we still have little idea how big the problem is.&lt;br /&gt;&lt;br /&gt;Long-term rentals can be identified very precisely: they are picked up in the Census, through council tax and council licensing, and are often almost visually identifiable. As a consequence, we have a very precise idea of the scale of the private rental sector.&lt;br /&gt;&lt;br /&gt;But short lets are difficult if not impossible to identify.&lt;br /&gt;&lt;br /&gt;Look at what`s happened in the Republic of Ireland, for example, where Dublin city council has just started a registration scheme. As of mid-February, only 249 owners have come forward to register although there are 7,218 city properties registered with Airbnb alone, not counting the other short-let platforms.&lt;br /&gt;&lt;br /&gt;In London it`s the same problem: Camden council says that based on its analysis of online advertising, almost half of the 7,100 short let properties available in its patch last year exceeded the legal 90-night allowance. The council wants to take action against offenders but it cannot identify the property addresses and so cannot identify the owners.&lt;br /&gt;&lt;br /&gt;Dublin council has a short lets monitoring team of 11; Camden council is implementing a system of working with residents who live near short lets to try to get them to identify properties.&lt;br /&gt;&lt;br /&gt;Both authorities are up against an unregulated world operating with none of the controls those same councils impose on legitimate long-term landlords.&lt;br /&gt;&lt;br /&gt;So what to do?&lt;br /&gt;&lt;br /&gt;Here`s a radical solution: why doesn`t government give local authorities the powers to make any short let illegal in certain areas?&lt;br /&gt;&lt;br /&gt;It`s a draconian suggestion but if local residents are bedevilled by anti-social behaviour associated with short let parties, why not designate a series of streets where short-term lets are not allowed?&lt;br /&gt;&lt;br /&gt;If a council feels the scale of short letting in a neighbourhood is such that it`s reducing stock for long-term tenancies, why not ban those short lets in that area?&lt;br /&gt;&lt;br /&gt;The councils could be obliged to have government backing, as they require now for some landlord licensing schemes for example.&lt;br /&gt;&lt;br /&gt;That way, enforcement would be easier: short let platforms would know they could not accept advertising for properties in the ‘banned` areas, and owners and short let tenants alike would know they were acting illegally by advertising or renting them.&lt;br /&gt;&lt;br /&gt;Such action, however, would mean that the conspiracy of silence would have to be broken: if we`re serious about resolving the housing shortage, isn`t that a price worth paying?&lt;br /&gt;&lt;br /&gt;[source: Estate Agent Today]</description><pubDate>Sun, 23 Feb 2020 12:00:00 GMT</pubDate><guid>https://www.stevensonwhyte.co.uk/Shot-term-lets-should-there-be-selective-bans?-nw-1009.htm</guid></item></channel></rss>
